Everything you need to know about fractional ownership

You own shares in a Special Purpose Vehicle (SPV) — a private limited company that holds the property title. Your shares represent 1/11th undivided ownership in the property. This is legally recognized and you receive share certificates as proof of ownership.
Pay 20% as down payment to secure your fraction. The remaining 80% can be paid in EMIs over 18-24 months. During the EMI period, you receive an allotment letter. Once fully paid, shares are transferred to your name. This structure uses partly-paid shares mechanism under the Companies Act.
If you default on EMIs, the agreement provides for forfeiture of your booking. However, you typically get a grace period and notice before any action. The forfeiture terms are clearly stated in the Fraction Purchase Agreement. We recommend reading the default clause carefully before signing.
Each owner gets 30 nights per year through our Points System. Weekdays cost 1 point, weekends cost 2 points, and peak seasons cost 3-4 points. You can book up to 6 months in advance. Bookings are first-come-first-served through our online portal.
Yes! After the lock-in period (usually EMI completion), you can sell your shares. First right of refusal goes to existing co-owners, then you can sell to outside buyers. We also operate a secondary marketplace to help connect sellers with buyers. Transfer fee applies.
You can opt into our rental program. When you're not using your nights, we can list the property on Airbnb and other platforms. Income is split: 80% to you, 20% to us for management. This is optional — you're not required to rent out your share.
Our farm plot projects are outside RERA limits as per current regulations. However, we follow best practices including transparent documentation, SPV structure for investor protection, and clear agreements. All land is NA-converted and title-clear.
You'll receive: 1) Allotment Letter (on down payment), 2) Fraction Purchase Agreement, 3) Shareholders Agreement, 4) Share Certificate (on full payment), 5) Usage Rights Agreement. All documents are legally vetted and registered where required.
